Zoning and Rezoning Requests
Zoning is the process by which a town or municipality divides parcels of land and designates them for specific use —the most common of which include broad categories such as residential, commercial, or industrial. As such, each zone is regulated by specific standards and ordinances that dictate what can be built on the land and how the constructed property can be used. Filing for the rezoning of a property is a formal request to modify the official zoning map that currently dictates how specific parcels of land may be used in Morrisville.
Before purchasing a property, it is important to ensure that the property is properly zoned for the type of activity you intend to use it for, such as a business. More information on the process of filing for a rezoning request can be found on the Rezoning Requests page and in the Resident's Guide to the Rezoning Process brochure. Rezoning requests can be made through the e-Permits & Applications Customer Self-Service Portal.
Zoning Violations
Need to report a violation or file a complaint? Please visit the Town of Morrisville Concern Reporter Center. The Concern Reporter Center is a new tool that allows Morrisville residents to report and track non-emergency concerns within the Town. Residents can choose to provide their name and information when making a report, or to report anonymously. For zoning concerns, Morrisville's Code Enforcement Officer will investigate the report and reach out to the reporter if requested.
